Mortgage Solutions for Dagsboro, Millsboro & Sussex County, DE, Salisbury, MD, PA, VA, FL Homebuyers

For many potential homebuyers, especially first-time buyers, saving for a down payment can feel like one of the biggest obstacles to purchasing a home. The good news is that there are a variety of down payment assistance programs available that may help make homeownership more achievable than many people realize. Depending on your income, location, profession, military status, or loan type, you may qualify for grants, forgivable loans, or assistance programs that can help cover down payment and closing costs. Exploring these programs can be an excellent first step toward turning your homeownership goals into reality while reducing some of the upfront financial stress of buying a home.

Buying your first home can feel overwhelming — but it doesn’t have to be. I work closely with first-time buyers throughout Sussex County and the surrounding areas to help them navigate the mortgage process with confidence. With low down payment options and guidance every step of the way, I’ll help you find the right loan program for your goals and budget.

Whether you're looking for a flexible loan option or you're a qualifying veteran, FHA and VA loans can offer major benefits. FHA loans provide lower credit and down payment requirements, ideal for buyers who need a little extra support. VA loans are available to eligible service members, offering 0% down and no private mortgage insurance. I’ll help you determine which is the best fit and handle the paperwork for a smooth approval.

The Debt Service Coverage Ratio (DSCR) mortgage program is designed for real estate investors, focusing on a property’s rental income rather than the borrower’s personal finances. Key benefits include:

Easier Qualification: Approvals are based on the property’s cash flow, not personal income, eliminating the need for tax returns or employment verification.

Flexibility for Investors: Ideal for scaling portfolios, with no cap on financed properties, catering to both new and seasoned investors.

Faster Closings: Streamlined underwriting speeds up the loan process, helping investors seize market opportunities.

Better Terms: Properties with a DSCR above 1.25 (rental income 25% higher than mortgage payments) may secure lower rates and favorable terms.

I’ll walk you through the eligibility requirements and help you take advantage of this valuable program.

For borrowers with strong credit and stable income, conventional loans offer competitive rates and flexible terms. If you're purchasing a higher-priced home, I also offer jumbo loan options that exceed conforming loan limits — perfect for larger homes or properties along the Delaware and Maryland coast. I’ll help you find the right fit for your financial situation.

Refinancing can help you lower your monthly payment, change your loan term, or tap into your home equity. Whether you're looking to reduce your interest rate or consolidate debt, I’ll help you evaluate your options and handle the process from start to finish — all with personalized, local service.

Not every borrower fits into a traditional loan box. If you’re self-employed, a real estate investor, or have unique income documentation, Non-QM loans may be the solution. These programs include bank statement loans, DSCR loans, and other flexible options. I’ll help you explore alternative financing that meets your needs — without the red tape.
